VACATION RENTAL HOUSE RULES AND GUIDELINES

Welcome to Mariposa Golf Course View Condo!!!

 

We are beyond excited to have you and very happy you chose our property for your vacation time!

 

This place is very special to us. It was our first home here in Spain when we decided to come back to live in Europe.

 

It is a great and quiet place to enjoy nature and the wonderful golf course view.

If you like to play golf, you are in the right place. We are sure you will make great memories when here.

 

In this manual, you will find lots of useful information to help our guests make the most of their stay. From instructions of how to use the appliances to recommendations for nearby restaurants and shopping areas.

 

We hope that you enjoy the place as much as we do.

Mariposa Golf Course View Condo is the perfect space to spend the holidays away from the chaos of the city, close to the beach and in full harmony with nature. The apartment is located in one of the best Resort and Golf course community in the region and at the same time very close to many big cities. The community has many different amenities, including semi-desert style golf course that blends with the surrounding landscape. The heart of the resort houses a large lake, which gives character to the resort’s most exclusive homes and apartments. There is a restaurant and bar on site, supermarket in the community, 24 hours on site security, gate, various swimming pools, kids playground. The complex is very well connected and only a few minutes from the beach and the international airport. 

Before you settle in and get comfortable, we would like to make you aware of the House Rules in place at our vacation rental. Understanding and complying with our house rules will make a comfortable and fun stay for everybody!

 

Please read each of the rules carefully in order to avoid any danger or deductions from your security deposit or any additional credit card charges upon check-out.

 

  • Please treat our house with the same respect as you would your own home. We’ve put a lot of effort into making this into a lovely space to be enjoyed by our guests.

  • Be sure to maintain a good level of cleanliness throughout your stay, this will make it much easier when check-out time comes

  • In case of any accidental damage, we’ll look into the issue internally to decide if and how much the deduction or repair cost will be.

  • We hope you have lots of laughter and fun times during your vacation! However, we’d really appreciate it if you’re mindful and keep noise to a minimum during nighttime hours.

  • Please ensure you read and fully understand the house rules at the beginning of your stay. If anything is unclear, please contact us so we can explain in further detail to avoid any misunderstandings.

This is your vacation time and we hope you make the most of our home, its amenities and your opportunity to relax and visit the surrounding area.

REMINDERS

Wear the pink bands all the time when you are in the swimming pool area. Be sure to not to lose them. I case that you lose any of them or don't leave it on the coffee table when you check out, we will have to charge you 20 Euros for each.

1. CHECK-OUT TIME

  • If the guest decides not to follow any of our house guidelines and rules, and which triggers a refund/discount to the next guest, you will be responsible for any loss of income by the host and charged 50 Euro penalty.

2. EARLY CHEK-IN OR LATE CHECK-OUT

  • Early Check-In or Late Check-Out May Be Permitted.

  • Any early check-in or late check-outs requests need prior approval by the host.

  • If our schedule permits, we may allow an early check-in/late check-out for a fee of 25 Euro per each extended hour. This amount will be charged to your bill.

3. CHILDREN SAFETY

These are a house rules related to children and safety.

We try to keep our vacation rental as child-friendly as possible. That said, parents always have the final responsibility of ensuring their children’s safety at all times.

If you find anything to be unsafe or that requires revision at our property, please contact the management office at your earliest convenience so it can be addressed as soon as possible.

  • Never leave children unsupervised at our property without any adults.

  • Guests are fully responsible for the safety and security of their children at all times, as well as any disturbance caused to other residents in the neighborhood.

  • Please do not use glasses outside or in the children’s play area for safety reasons.

4. DAMAGES

  • Please report to this email address any damages, if anything happened or broke, ouroffice@gmx.com.

5. DAMAGES EXCEEDING DEPOSIT

  • Guest Agrees To Pay for Damages Exceeding Deposit.

  • Any damage made to property or furnishings which exceeds the deposit amount will be billed to the guest and will be reported to booking agency.

6. FURNITURE

  • Please take care of the furniture. You have to pay for damages that exceed the security deposit.

  • Do not rearrange the furniture.

7. LIGHTS

  • Please make sure you switch off lights, fans or any other small electrical appliances when you go out.

  • The same applies to air-conditioner and heating.

  • We are an eco-friendly home!

8. ELECTRICAL PANEL

  • You will find the electric panel in the box next to the front door.

  • In the unlikely case of a power outage, please call the management office before touching the control panel.

  • No compensation will be given for any temporary outage of electricity, gas, water, cable, satellite or telephone service.

9. KITCHEN

  • No doubt one of the biggest advantages of staying in our vacation rentals is our fully furnished kitchen.

  • It’s perfect for rustling up tasty breakfasts, leisurely lunches and delicious dinners for all the family to enjoy.

  • We provide the basics such as cooking oil, simple seasoning and some condiments.

  • Please treat our kitchen with the love and respect you would your own to keep it in great condition for other guests.

  • Please be sure to ventilate the kitchen after cooking anything that could leave a strong smell behind.

  • Be careful not to wash food that remains down the drain.

  • Please throw any kitchen scraps into the container for organic waste.

  • To simplify the inventory process, please return any kitchen items back to where you originally found them.

  • Please use the kitchen hood when cooking to avoid smells in the unit.

  • As you cook, dust, dirt and greasy buildup develops over time on range hoods. 

  • Regular cleaning is essential to restoring the appearance of your kitchen appliance.

10. DISHWASHER

  • Please make sure the dishwasher is full before turning it on.

  • You’ll find the dishwasher tablets under the kitchen sink.

  • To help the environment, please only switch on the dishwasher when it’s full and use the eco-program where possible.

11. COFFEE MACHINE

  • The coffee machine has a washable filter.

12. MICROWAVE

  • Make sure when using the microwave to cover the recipient or container with a paper towel to prevent splatter while your food is cooking or heating.

13. REFRIGERATOR AND FREEZER

  • Please make sure every time you use it, the fridge and freezer doors are properly closed.

14. WASHER MACHINE

  • You can find the washer machine in the closet located in the terrace.

  • Please keep the washer door open all the time to avoid the build-up of grime and mould.

  • The laundry detergent, softener, the drying rack and the clothes hooks are also inside the laundry closet.

  • Please only use the washer during daytime hours between 9 am and 7 pm. This will help reduce disruption to neighboring properties to a minimum.

  • Please do not overload or under load the washer. Make sure to separate colors and whites.

  • Preferably, leave the washer in the cycle that is programmed now (#5) because it is the most appropriate and it will work according to the amount of clothes we put on it.

  • Keep the drying rack fold and inside the closet when you are not using it to avoid damages.

  • Keep the outdoor closet door lock all the time you are not using it in case it gets windy or rains.

  • To use the washer machine press: ON / ECO / START.

15. VACUUM CLEANER

  • You can find a vacuum cleaner in the closet of the bedroom on your left. 

16. CLEANING SUPPLIES

  • You can find a selection of cleaning products under the kitchen sink.

  • The broom and the floor cleaning bucket are in the laundry closet.

  • The floor mop is in the bathroom.

17. TOILETS

REMEMBER NEVER FLUSH DOWN THE TOILET...

May we remind you of those things that are flushed but should be binned as they stick together and block your pipes and sewers causing all the foul-smelling waste to flow back and flood into apartments damaging your own property and your neighbors. The best way to avoid this is to remember some simple rules:

  • Sanitary products like baby nappies, wipes, cotton wools, buds etc. must be binned.

  • Use a bin in the bathroom, so that will make easy to avoid the temptation to flush.

  • Never put food scraps, fat or oil down the sink or the water cup.

  • Remember only to flush the three P´s- pee, poo & paper (toilet paper).

18. GARBAGE/TRASH

  • Please recycle.

  • Put the garbage in separate the trash bags along with the regular trash can for the organic garbage.

  • Any food waste should go into the organic recycling bin.

  • Please dispose of garbage and recycling in the proper containers. The containers are located on the right sight of the building.

  • You can take the trash out at anytime.

  • Please do not flush any sanitary products down the toilet. We provide a bin for this in the bathroom.

  • Please note that there is a small container at the Spar supermarket in Terrazas de la Torre for the disposal of used batteries. 

  • Please take the trash out before you leave.

19. EXTRA CLEANING

  • At the sole discretion of the host, an additional cleaning fee of 90 Euros will be charged, if any additional cleanup is required that goes above the standard cleaning.

  • Please be sure to keep and leave the property clean, all extra cleaning take more time for the cleaner to address, an added fee is justified, as the cleaner may be billing you for more time.

20. TOWLES AND SHEETS

  • Please be respectful of bed sheets and towels.

  • Makeup/foundation, face medications/creams, and tanning products will stain and/or bleach linens/towels.

  • Please avoid using regular hand/bath towels with all skin products.

  • Un-salvageable linens/bath towels will be charged to the guest- 30 Euro for each damaged towel and 20 Euro for each damaged sheet.

21. TERRACE

The terrace is great when it comes to views over the grounds, but they can also be a major hazard zone for little ones. Our Terrace area is available for you to kick back and relax with your family. To keep this space in the best condition for future visitors to our vacation rental, please follow the guidelines as listed below:

  • Please do not hang laundry off the terrace railings as it is not permitted by the community guidelines.

  • Keep the cushions inside during the night or if it rains and take them out during the day. This way you will keep them always clean and dry.

  • Make sure the drain is clean to avoid flooding in the terrace in case of raining.

22. GOLF COURSE ACCESS

  • Saurines Golf Course is privately owned, therefore only holders of Green Passes are permitted to use or walk on the course.

  • If you walk on the course without permission, you do so at your own risk, and you will have no redress in the event of an accident.

  • May we remind you that access to the Golf Course is only for golfers when playing golf.

  • Children and adults playing, walking, running or riding on a bike can cause damage to the grass areas.

  • Besides these actions can be potentially hazardous for this people since they can be struck with a golf ball.

25. ID/PASSPORT

  • In Spain you are required to carry identification (photo ID/Passport/photo driver license) at all times.

26. PARKING

  • We have parking space in front of the building.

  • The parking space number is 2722F.

  • Don’t park on any other numbered parking space, if you don’t want that the security tow your car.

  • There is also the possibility to park additional cars on the parking spaces designated for guests.

  • They are not numbered and they are located on the right side of the building.

27. SWIMMING POOL 

Our guests love using the swimming pool at our vacation rental! It’s a great way to spend summer days while staying at our home.

There are a few things we ask you to bear in mind regarding the swimming pool.

There are 12 different swimming pools in the community. You can use any of them. The swimming pools are open from 9am to 10pm daily, if not change by the Condo Association.

  • Please respect these timings for our neighbors’ sake.

  • Please avoid using glass tableware or glass bottles near the pool. You should use the plastic cups available for any poolside drinks.

  • Guests must shower before entering the pool to rinse off any sunscreen.

  • Swimming and the use of the pool enclosure area is not permitted outside of pool times.

  • There are no lifeguards.Parents are  fully responsible for the safety and supervision of their children at all times.

  • Children under the age of 12 must be accompanied by a responsible adult whilst in the pool area - it is not sufficient to supervise your child from outside the pool enclosure.

  • Please ensure that the pool enclosure gate is kept closed at all times.

  • The correct color of Wristbands must be worn at all times whilst in the pool area. Wear the pink bands all the time when you are in the swimming pool area. Be sure to not to lose them. I case that you lose any of them or don't leave it on the coffee table when you check out, we will have to charge you 20 Euros for each.

  • The use of Swimming Nappies is BINDING for Babies and Children who need them.

  • Please do not allow your child to use the pool area as a toilet.

    Please shower before using the pool.

  • Excessive sun creams and oils can make a pool dirty and will clog filters.

  • The use of bath/shower gels and shampoos is not allowed in the pool areas.

  • Dress appropriately - naked or topless bathing is not allowed.

  • Please be courteous to other pool users.

  • No jumping or diving in the pool - you could cause injury

  • No glasses or similar breakables are allowed in the pool area.

  • Do not take food into the pool enclosure - it attracts unwanted animals and insects.

  • Dogs and cats are not allowed in the pool area.

  • Sun loungers and chairs MUST be removed from the pool area daily.

  • Smoking is not allowed in the pool area.

  • Your rubbish (garbage) must be disposed of in the bins provided or taken home.

28. LOST KEY

  • Lost key will incur in a 75 Euro replacing fee.

29. NO DRINKS OR FOOD IN THE BEDROOMS

  • No drinking or eating food on beds.

  • Please be sure to keep sheets and bed mattresses clean.

  • Guest will compensate any food or drinks stains on the bed.

30. NO SMOKING

  • Our vacation rental is a smoke-free zone inside.

  • This is very important to us in order to keep our property in the best condition possible.

  • Guests can only smoke in outdoor area or on the terrace area and cigarettes have to be disposed of properly and not left on the terrace floor.

  • Please do not throw cigarette butts onto the property lawn. Failure to do so will result in a deduction from the security deposit.

  • Discovering guests have been smoking inside the property will also result in loss of the security deposit.

  • No illegal substances allowed in the premises.

  • According to Law 42/2010 of 30 December 2010, it is prohibited smoking in lifts.

  • Please also abstain from smoking in corridors and communal areas of the Blocks to avoid causing a nuisance to other residents and owners. 

31. NO ILLEGAL SUBSTANCES

  • Illegal substances are strictly prohibited and grounds for immediate eviction from the Property.

  • You, your guests and visitors, agree that any drug use on the Property, or using the Property for any unlawful purpose, or violation of any law or ordinance on or about the Property will immediately terminate your occupancy and be grounds for immediate eviction from the Property.

  • You shall be liable for any and all costs incurred by Host and the refund will not be provided for the remaining balance of your stay.

32. NO LOUD NOISE, LOUD MUSIC OR PARTIES

  • No loud noise, loud music or parties.

  • Please be sure to respect the community and try to keep noise levels to a minimum, especially after dark.

  • By respecting the people and property around you, your vacation will be more enjoyable.

  • Please try to avoid making any loud noise between 11 pm and 8 am to allow neighbors a peaceful night’s sleep.

  • If any neighboring residents report excessive noise or unruly behavior, we may have to evict you from our property and terminate the vacation rental agreement. This could result in loss of security deposit and rental amount.

33. NO PETS

  • We have a no-pets house rule for our vacation rental.

34. NO UNREGISTERED GUESTS

  • No Unregistered Guests.

  • Only the specific guests noted in the booking are allowed on the premises.

  • A violation of this house rule will result in the immediate removal of all guests (and any visitors) from the property without a refund.

  • If there is a disturbance with more than the occupants specified in the listing, a 50 Euros per guest fine will be charged.

 

35. NON-MOTORIZED VEHICLES, TRAILERS AND BOATS

  • It is forbidden to park non-motorized vehicles, trailers or boats on public roads or Parking spaces.

  • If a complaint is made to the Town Hall, the local police are empowered to remove the subject of the complaint.

  • We suggest that you make use of the sports area to park your Caravan, Boat or Trailer.

  • This area has been cleaned, lighting has been restored, it is patrolled by security and parking there is unlikely to cause any annoyance to other owners. 

  • You are permitted to park your mobile home (motorized) in one the residential parking spaces, providing the vehicle does not protrude into the road and cause an obstruction or give rise to complaints from other owners.

36. VISITORS

  • We want you to enjoy your vacation and time at our home to the maximum, but we do have to set some restrictions on visitor numbers for safety reasons.

  • As part of our vacation rental agreement, we need the names and details of each member of your traveling party.

  • In addition, please respect the maximum number of visitors and rules regarding visitors as set out below.

  • Guests are responsible for ensuring that any visitors comply with these House Rules.

  • Any additional overnight Visitors must be approved in advance and are subject to an additional fee as noted in our rates.

  • Parties and large gatherings of any kind are strictly prohibited at our home.

  • Any small gathering must comply with our other house rules regarding noise, the neighborhood and visitor numbers.

  • Guests are to allow the manager, homeowner or service personnel access to the property for purposes of repair and inspection.

  • The homeowner will exercise this right of access in a reasonable manner and advise beforehand where possible.

37. USAGE OF UTILITIES

  • The total occupancy rate assumes and includes a reasonable usage of utilities.

  • Please be sure to turn off the A/C when leaving the property.

  • Your kilowatt consumption allowance is 160 KWH a day.

  • Anything over this amount will be billed to the guests at 0.18 cents per KWH.

38. ANTI-MOSQUITO TREATMENTS

  • Anti-mosquito treatment is done always at the same time, once a week, on Friday night/Saturday early morning, every year from the 23rd of April to the 1st  of October.

  • The following recommendations should also be followed to achieve the maximum safety and effectiveness:

 

During Treatment,

It will not be allowed the presence of people outside the company's technical staff in the areas to be treated during the course of treatment. 

- Nor is it permitted the presence of animals during application of biocides.

- Not be permitted the transit of persons, animals or vehicles during the course of treatment

- Keep all doors and windows closed during the interval of treatment: 0:00 am to 7:00 am.

- Act with caution when driving through the complex during the interval of treatment.

- The product that is being used for treatment can irritate eyes and skin, if is possible, please do not walk through the areas that are being treated.

After Treatment,

- Do not use the treated areas, as well as those who have been affected until after at least 12 Hours after the treatment. 

- For any further information or incidents during the course of the treatment please contact the Nacional Institute of Toxicology.
